Commodore Perry - Coming Soon!

Project Overview

In partnership with the Buffalo Municipal Housing Authority (BMHA), Pennrose was designated to redevelop the federal public housing sites known as Commodore Perry Homes. The site will act as a bridge between Canalside and Larkinville, reimagining the 2014 Perry Choice Plan, bringing life back to acres of Perry which has numerous vacant, dilapidated apartment buildings. 

The first phase (Phase 1) will include the demolition of 24 blighted, vacant buildings and create 405 new construction 100% affordable units with one to five bedrooms. Phase 2 will include partial demolition (of the existing rowhouses and 1 tower), add over 350 new construction units and renovate 250 units in the existing towers.  The Development Team is currently proceeding with Phase 1, and expected to start construction in 2024.

Perry Homes will offer over 550,000 square feet of new housing and community amenities, including 405 affordable housing units. The unit mix will consist of 108 one-bedrooms, 110 two-bedrooms, 136-three bedrooms, 37 four-bedrooms and 14 five-bedrooms. Affordability levels range from extremely low income up to 60% AMI.   The community will consist of 27 separate buildings primarily comprised of a mix of townhouse and stacked flat residential buildings, but also 3 mid-rise buildings with ground floor community service facility and commercial spaces. The ground floors will also include residential amenity space such as fitness centers, community rooms, and a centralized property management office. Surface parking will be provided throughout the site for residential tenant use, in addition to some spaces identified specifically for the commercial units.  The 18-acre site provides ample outdoor open space, both programmed and passive, that will complement the housing and commercial/community uses.  The Project takes a comprehensive approach to exceed HCR’s Sustainability Guidelines by incorporating high performance design strategies to minimize energy consumption and by providing superior indoor air quality for residents.
