The I-195 District’s Parcel 9 will be a brand new mixed-use, mixed-income development in the Fox Point neighborhood. The project will be delivered in two phases, comprised of residential studios, one-bedroom, and two-bedroom rental apartments, community and commercial spaces, and an active public courtyard and streetscape. The community will blend market rate, middle-income, and deeply affordable apartments, typical of many highly successful mixed-income developments that support economic development and anchor Innovation Districts. The first phase will deliver 66 apartments, resident amenity spaces, a childcare facility, and a ground floor storefront. Construction on this phase is expected to start early 2023.

The childcare facility and additional storefront proposed in Phase I, along Alves Way and City Walk, will play a role in making adjacent South Main Street – long a high-speed, auto-oriented corridor – into an active and pedestrian-friendly piece of the Innovation District and Fox . The parcel is located directly adjacent to I-195, is well-served by a number of local bus routes, and abuts the popular City Walk bicycle and pedestrian path.
