Pennrose Announces Adriana Guzzo as Vice President of Transition Management

Pennrose, a national leader in the development and management of high-quality mixed-income and mixed-use housing, announced the appointment of Adriana Guzzo as vice president of transition management. Guzzo will serve as the primary liaison between Pennrose’s development arm and Pennrose Management Company (PMC), tasked with leading the integration of newly constructed and renovated properties into PMC’s operations.
In this role, Guzzo will manage the processes that are involved in taking a residential development from inception through construction completion to operational stabilization. Additional responsibilities include working alongside development and management teams to direct leasing operations and ensure compliance with all financial, operational, and supportive service requirements. She will oversee Pennrose’s team of regional transition managers.
“Adriana’s deep industry expertise and proven leadership in multifamily property management will provide critical support to Pennrose and PMC as we continue to improve the efficiency of the hand-off process and expand our national portfolio,” said Margot Elton-Ratliff, vice president of Pennrose operations.
With nearly three decades of industry experience, Guzzo brings a wealth of knowledge in both the market rate and affordable housing sectors. She has successfully led over 18 affordable housing lotteries and the lease up of more than 35 assets, including LIHTC, market rate, and workforce housing communities. Most recently, Guzzo served as a regional manager with WinnCompanies.
“Transitioning newly developed or acquired properties into thriving, resident-focused communities requires seamless collaboration and an unwavering attention to detail,” added Guzzo. “I’m excited to join a talented, mission-driven team as we deliver impactful housing solutions across the country.”
Guzzo holds a Bachelor of Arts from Assumption University and is an active participant of the National Apartment Association. She also is accredited with an MA Salespersons License and is an NAAEI certified facilitator.
