Warner & Swasey - Coming Soon!

Pennrose and MidTown Cleveland, Inc. are reimagining the historic Warner & Swasey site into a vibrant new anchor for Cleveland's MidTown neighborhood. The comprehensive rehabilitation will transform the former machine-tool plant — which opened in 1905, closed in 1985, and has stood vacant ever since — into a new affordable housing community. The five-story building is listed on the National Register of Historic Places, and its brick, stone and windows will be restored rather than replaced. 

Construction financing for the first phase closed in January 2026, and work is under way today on floors two through five. The first phase will deliver 112 apartments in two communities: Warner & Swasey I, with 56 apartments for seniors age 55 and older, and Warner & Swasey II, with 56 apartments for families. Both serve households earning between 30% and 60% of Area Median Income, and 18 of the senior apartments carry a project-based voucher through the Cuyahoga Metropolitan Housing Authority. Completion is targeted for January 2028. 

A second phase, Warner & Swasey III, is in planning and will add additional apartments for families in the remaining portion of the building. Those apartments will also be affordable to households at or below 60% of Area Median Income. Phase II dates and unit counts depend on funding decisions still in progress.
