Pennrose is developing Colorado’s first LGBTQ-affirming affordable housing development in a thriving mixed-use commercial district in Denver’s Clayton neighborhood. Steele Street Apartments will provide 92 affordable rental homes for households aged 55-plus. The development will be constructed on a 1.36-acre infill site on the eastern boundary of York Street Yards, a former industrial warehouse facility that has transformed into a retail and commercial hub of innovation and creativity. To the site’s east is a predominantly single-family residential neighborhood. To the south is Denver Human Services’ East Campus. The 39th Avenue Greenway, a public bike/pedestrian trail, is adjacent to the property’s northern boundary. Steele Street Apartments is designed to front the 39th Avenue Greenway and an adjacent city-owned pocket park. It takes advantage of views to the northwest and delivers highly visible street frontage along Steele Street. Surface parking will be provided behind the building on the west side of the property.
Steele Street Apartments will restrict units to senior households earning at or below 30%, 50%, and 60% AMI. With a unit mix of 4 studios, 84 one-bedroom, and 4 two-bedroom units and a ground level community amenity space, the project is designed to accommodate the needs of its senior population.
The 100% electric-powered building will meet Enterprise Green Communities standards and take advantage of off-site and panelized construction to ensure sustainable and cost-effective delivery. Project amenities include on-site property management, a multi-purpose community/recreation room, fitness room, bike storage room, secure package room, and courtyard. The lobby will have an open-concept seating area with access to a closed-door conference room for privacy when needed. The units themselves will be spacious and will include full kitchens with E-star appliances, coat closets, walk-in closets, and in-unit washers/dryers.
