
Adriana Guzzo
Vice President of Transition Management
Adriana Guzzo serves as Pennrose’s Vice President of Transition Management, playing a pivotal role in the responsibilities related to taking developments from the conceptual stages through timely occupancy stabilization. She is the primary liaison between Pennrose’s development team and Pennrose Management Company (PMC), tasked with leading the integration of newly constructed and renovated properties into PMC’s operations.
In this role, Adriana manages the processes that are involved in taking a residential development from inception through construction completion to operational stabilization. Additional responsibilities include working alongside development and management teams to direct leasing operations and ensure compliance with all financial, operational, and supportive service requirements. She oversees Pennrose’s team of regional transition managers.
With nearly three decades of industry experience, Adriana brings a wealth of knowledge in both the market rate and affordable housing sectors. She has successfully led over 18 affordable housing lotteries and the lease up of more than 35 assets, including LIHTC, market rate, and workforce housing communities. Most recently, Adriana served as a regional manager with WinnCompanies.
Adriana holds a Bachelor of Arts from Assumption University and is an active participant of the National Apartment Association. She also is accredited with an MA Salespersons License and is an NAAEI certified facilitator.
