The Residences at North Hill is part of a large-scale, highly impactful redevelopment located in Alexandria, Virginia. The overall redevelopment and revitalization strategy involves developing an underutilized 34+ acre site into 12+ acre public park, approximately 175 for-sale townhomes and 279 affordable multifamily apartments. The Residences at North Hill is the is the 279-unit affordable multifamily rental piece of the development. The Residences at North Hill is being developed through a partnership between Pennrose, LLC and Community Housing Partners Corporation
The Fairfax County Redevelopment and Housing Authority (FCRHA) purchased the 34+ acre site at 7201 Richmond Highway in the 1980’s Formerly a mobile home park, the site has a prominent location on Richmond Highway in Alexandria, which is now a focus for redevelopment. The Residences at North Hill is viewed as a very important development which will serve as a key contribution to the County’s long-term vision for Richmond Highway. Additionally, Fairfax County has made significant contributions to this development, demonstrating their commitment to this long-term vision. In addition to leasing the affordable housing land for a nominal fee, FCRHA has committed recycled CDBG, Project-Based Section 8 Vouchers and BluePrint funds to this effort.
The Residences at North Hill consists of 279 affordable rental apartments in five buildings, to be developed in four separate partnerships as follows.
- The Seniors Residences at North HIll (9% LIHTC) which includes 63 units housed in one building for seniors aged 55 and older.
- The Family Residences at North Hill (9% LIHTC) which includes 75 units housed in one building marketed towards families.
- The Residences at North Hill Bond 47 (4% LIHTC/TEB) which includes 47 units housed in 1 building, marketed towards families.
- The Residences at North Hill Bond 94 (4% LIHTC/TEB) which includes 23 one-bedroom units, 54 two-bedroom units, and 17-three bedroom units housed in two buildings.
The Residences at North Hill is proximate to services and amenities as well as a bus stop located on Richmond Highway at the property. Located within a half mile of the site are banks, pharmacies, and grocery stores. health care services are located less than a mile from the site.
