Stone Grove Crossing Wins Excellence in Neighborhood Revitalization Award
April 13, 2018
Pennrose, a leader in multifamily development and management, is proud to announce Stone Grove Crossing, a mixed-income community in Salisbury, MD, won the Excellence in Neighborhood Revitalization Award from the Maryland Department of Housing and Community Development (DHCD).
Stone Grove Crossing is a comprehensive redevelopment of the Booth Street Townhouses, a public housing community originally constructed in the 1960s. It is now an 84-unit mixed-income community consisting of nine three-story apartment buildings offering a mix of one-, two-, and three-bedroom apartments. Phase I of the project included rehabilitation of the existing maintenance building and the 4,937 SF community building to improve its appearance and functionality to accommodate resident activities. The new community building’s amenities include a fitness center, computer room, renovated kitchen, and separate spaces for Pennrose Management personnel and the Wicomico County Housing Authority. The development is managed by Pennrose Management Company.
Fifty of the units are replacement housing for former residents of Booth Street Townhouses under the U.S. Department of Housing and Urban Development’s Rental Assistance Demonstration (RAD) program. Thirteen of these RAD units are reserved for people with disabilities. The project was successfully awarded 9% competitive Low-Income Housing Tax Credits in March 2014. The remaining 34 tax credit units are available to households earning up to 60% of the average median income (AMI).
The award was presented at the DHCD/Maryland Affordable Housing Coalition’s Breakfast on Friday, April 13, 2018. Pennrose Regional Vice President Mid-Atlantic Region Ivy Dench-Carter accepted the award at the breakfast, her last official public event as President of the Maryland Affordable Housing Coalition.
