Developer Architect General Contractor Management The ChallengeThe Rev. Ansley G. Van Dyke started Homes For All, a faith-based nonprofit organization that builds affordable housing, over 20 years ago. It sought the expertise of Pennrose to develop in Tom's River, New Jersey its first large-scale community of affordable apartments. The SolutionThe Pennrose Development Team obtained funding of LIHTC equity in combination with other sources to carefully design and build Hope's Crossing. With 25 acres of previously undeveloped land on which to situate the community, Pennrose constructed one of the first New Jersey New Urban principled communities that set the standard for many State's developments thereafter. In creating the infrastructure for this multi-million dollar development, curving streets complement a multi-functional community center. Each of the picturesque fourteen residential buildings within the pedestrian-friendly community included a porch and front lawn where families could gather. Sidewalks where families stroll and children play unify the plan. On-site daycare is available at a reduced rate for residents.
