The Challenge

Incorporated as a borough on March 11, 1901, Bridgeville has celebrated over 100 years of history. The 1920s saw a "Build - Boost - Beautify" mentality emerge for Bridgeville that necessitated the building in 1924 of The John A. Wight School   designed by architect Joseph Hoover. Over the course of the next 80 years, Bridgeville felt the effects of the changing social and economic composition of its community.   When the Bridgeville Borough Council and Planning Commission adopted its Comprehensive Plan it recognized that the availability of safe, sound, and affordable housing continued to be vital to its community as part of the quality of life factors that potential residents were seeking.   Due to the fact that Bridgeville is almost completely built out, an emphasis was placed on infill development and adaptive reuse of abandoned structures.   Goodwill Pittsburgh and its affiliate unit, Goodwill Residential Services, Inc, engaged the partnership of Pennrose Falbo to adaptively reuse the 1924 school as one of three   specialized residential facilities it owns and/or manages in western Pennsylvania.

The Solution

Pennrose Falbo worked with Architect Joel Kranich to redesign   the school into a 49-unit assisted living community   for senior citizens in Bridgeville. The development team secured Low Income Housing Tax Credits and Pennsylvania Housing Finance Agency funds to provide an indispensable facility for the area.   St. Clair Hospital provides an on-site medical clinic.   The South Hills Area Agency on Aging offers an on-site community senior center, and a Section 202 project serves independent seniors. The facility was designed and built with the needs of seniors in mind.   Dining rooms, laundry facilities, and community rooms are convenient and accessible.

This $6 million rehabilitation effort underscores the development team's expertise in working with community partners to deliver on-time and on-budget facilities that adaptively reuse abandoned properties to meet current socio-economic conditions.    Since   construction completion in 1997 Goodwill Manor has sustained 100% occupancy.
