The Challenge

Eastampton is a suburban, almost-rural community located in Burlington County, New Jersey.   In terms of real estate development,   it has been one of the most rapidly growing counties in New Jersey.   In an attempt to manage responsibly this expansive growth, Eastampton Township adopted in 2002 the Woodlane Road Redevelopment Plan addressing residential development, commercial development, and open space preservation.   One goal of the Redevelopment Plan was to create a town center.   A second was to preserve the community's open space.

The Solution

Carefully considering the township's desires, Pennrose proposed the concept of a "traditional neighborhood development" to anchor their town center concept.   It would be pedestrian-friendly and de-emphasize the automobile through the creation of walking paths and perimeter parking.   Funding under the New Jersey Department of Community Affairs Sustainable Development Program gave us the opportunity to create a green development.   Our approach was to use recycled and recyclable materials.   We clad the 24 two-story buildings in hardiplank, a siding product made from recycled materials.   We used linoleum, a product made from fibers and linseed oil in place of VCT.   Wood floors and low-VOC paints finished all units.   In 2000, it was one of only four developments designated by the Department of Community Affairs and PSE&G as an "exemplary project."   In 2001, it received the Governor's Award for Excellence in Housing for project design.

Eastampton Town Center is an excellent example of Pennrose's ability to convert a good plan into an exceptional, environmentally sensitive reality.   The town center has a "traditional neighborhood."   Simultaneously, we facilitated the preservation of almost 500 acres of open space.   As a result, Eastampton Township was able to control growth, develop exactly what they wanted, where they wanted it, and maintain the open space that is such an essential part of smart growth.
