Church Lane Court Description
Developer The ChallengeAs a privately held full-service real estate development firm that has been in existence for over 35 years, Pennrose perceives affordable housing as both a social responsibility and a business opportunity. The Church Lane Court development in in the Germantown area of northwest Philadelphia was an economic opportunity that was well aligned with both the needs of community and our corporate philosophy of responsible development of quality affordable housing for concerned residents. Built in the 1950s, the ten two-story brick buildings, had fallen into disrepair. When vacated in the 1980s they were boarded up and became a blight upon the community. Pennrose acquired the property for the purpose of providing urgently needed project-based Section 8 affordable housing. The SolutionThe Pennrose Development team assembled funding through PFHA, the City of Philadelphia and LIHTC equity among other sources.
With this they enlisted the architectural firm of GGK & Associates to completely rehabilitate and renovate each of the ten buildings on
the 2.4 acre site. All mechanical, electrical, plumbing, and structural systems were evaluated and remediated. Each of the one-two-
and three-bedroom units was refurbished to create safe, desirable, affordable rental homes for families. Tucked within a very urban
neighborhood, Church Lane Court ‘s crisp clean landscaping provides refreshing grassy yards in which children may play and families
may gather. Removing the blight that it once was, has had a positive impact upon the neighborhood as a whole.
