Developer Architect General Contractor Management The ChallengeCherry Hill has a rich history as a close-knit neighborhood in Southwest Baltimore. It was originally home to returning World War II veterans who found refuge in this newly built community. Volunteerism, activism, and civic pride pervaded this stable middle- and low-income community. The significant decline in the population was accompanied by a concomitant increase in the percentage of persons under 18 and over 65 that were living under the poverty level. In response to the community's request for elderly housing, The Housing Authority of Baltimore City (HABC) sought proposals to develop a mixed income residential facility exclusively for senior citizens. Pennrose responded in partnership with the Cherry Hill Tenant Council and the Christ Apostolic Church. The SolutionThe 80-unit apartment building for independent seniors of low and moderate income is within easy walking distance to the newly revitalized Cherry Hill Shopping Center that offers grocery shopping, banking, restaurants, and the public library. The 4-story building designed exclusively for seniors features a large community room with fully equipped kitchen, laundry rooms, full service beauty salon, billiards room, health suite, cyber café, computer lab, fitness/exercise room, keycard/intercom entry system, and landscaped grounds with a secured walking path patio and courtyard. Each apartment features a balcony or a porch, wall-to-wall carpet, cable access, modern bath, and fully equipped kitchen. This property underscores the development team's expertise in working in partnership with community groups in delivering on-time, on-budget quality buildings for senior citizens. Cherry Hill was opened for residency in January 2003 and is owned and managed by Pennrose.
