2004 Maryland Historic Trust Award for Design Excellence 2004 Baltimore Heritage Historic Preservation Award Developer Architect General Contractor Management The ChallengeIn 1996, the Reservoir Hill Improvement Council (RHIC), an umbrella group of block clubs and neighborhood associations in Baltimore, Maryland joined forces with Reservoir Hill HOPE, a community-development corporation led by Madison Avenue Presbyterian Church, to create the Reservoir Hill Revitalization Plan that addressed housing, land-use, education, and crime problems. Among the elegant structures, that hearken back to the neighborhood's storied past was the Chateau. Built in the early 1900s as a "country" retreat for Baltimore's elite, it held the promise of a more vital future. The SolutionIn partnership with C.I.M.G., LLC, Pennrose employed the award-winning redesign capabilities and sensitivity to historic preservation it had shown in restoring the neighboring Riviera. Special care was taken to preserve the historic details of the building while transforming it into an efficient, attractive, and enduring residential structure of 47 units of rental housing. Each fully-renovated apartment has been upgraded with central heating and air conditioning, spacious floor plan, fully equipped kitchen, and wall-to-wall carpeting. Added amenities include on-site parking and a fitness center. Many of the apartments, as well as the public corridors and lobbies, have been restored to their original sizes, character, and grandeur. Landscaped courtyards enhance new exterior entranceways. Opened in 2004, the Chateau serves as a catalyst for redevelopment of the Reservoir Hill neighborhood.
