Developer Architect General Contractor Management The ChallengeIn its 35-year history, Pennrose has consistently demonstrated its commitment to social responsibility and business opportunity by developing quality affordable housing for people in need. We have tackled with award-winning results some of the most difficult development projects in some of the most challenged inner city neighborhoods. As our reputation has grown, so has the size of our firm and the size of the projects we develop, own, manage, and maintain. By 2004, we had outgrown literally and figuratively our Center City high-rise offices. We needed to relocate where our two business units could operate in unison. We sought a neighborhood where we could contribute to community revitalization and in which we could create a space that would truly reflect our firm's innovative and dynamic approach to real estate development and management. The SolutionExploring dozens of possibilities, Pennrose chose to join the community effort to revitalize Brewerytown, one of Philadelphia's most hard-pressed neighborhoods. We acquired a significant portion of a massive, concrete and steel, Acme Foods warehouse that had sat vacant for a quarter of a century. Dank, dark, lacking windows and a weather-proofed roof, we embarked upon its sweeping transformation. Cantilevering a central staircase, we created a two-story atrium surrounded by glass-enclosed offices, four large conference rooms, a commercial kitchen, fitness center, state of the art filing system, and production room. In this high-tech industrial setting our developers work in tandem with our management company. Our reconfiguration of the warehouse included the creation of sixty-two affordable Loft Apartments for residents in our new neighborhood. We established a strong working relationship with the Brewerytown Community Development Corporation and committed ourselves to neighborhood hiring and the use of local service providers. In response to neighborhood needs, we contributed a computer center and offices for the Brewerytown CDC. This multi-million dollar initiative underscores the manner in which Pennrose does business.
