Bradhurst Apartments Description
Developer Architect General Contractor Management The ChallengeIn 2003, the City of New York's Department of Housing Preservation and Development issued a Request for Proposals to develop sites as multi-family housing under its Cornerstone Program. This formerly vacant parcel was included with four other parcels that were awarded to the developer. The other parcels were of more substantial size with greater development potential. This particular parcel required more creative thought as to available resources and housing type most appropriate to the market and the site. The SolutionThe Pennrose - Duvernay+Brooks team, together with its not-for-profit partner Harlem Congregations for Community Improvement, crafted a development plan that utilized available city resources (low income tax credits and subordinate financing) to build a 7-story building with 23 low income rental apartments and ground floor commercial space. Of the apartments, 8 are set-aside for occupancy by formerly homeless households. Construction of the building involved the supervision of contaminated soil removal as well as a foundation system that addressed 90' deep piles and a high water table. The residential marketing effort involved managing a city-required lottery process and oversight of low income tax credit compliance matters. The building includes a community room and two commercial spaces, one of which is occupied by a pick-up/drop-off dry cleaning establishment. This new construction, urban infill project underscores the development team's expertise with creative financing and development of an urban, new construction mid-rise building. Bradhurst Apartments, opened in 2006 and is being managed by the team's not-for-profit partner, Harlem Congregations for Community Improvement (HCCI). Once stabilized occupancy is achieved, HCCI will be the property's managing member. < Back to Family Affordable Housing
