Developer Architect General Contractor Management The ChallengeEarly in the morning of March 14, 1999, The City of Pittsburgh imploded The Three Rivers Plaza Apartments to facilitate the construction of the new PNC Pittsburgh Pirates Stadium. This nondescript six-story apartment building on the North Side of Pittsburgh had housed approximately one hundred senior citizens. Sensitive to a displacement that would necessitate for each tenant two moves within 15 months, Pennrose/Falbo sought to develop within the former neighborhood an on-time, on-budget senior residence that would be an affordable home for those on fixed-incomes. The SolutionWorking with, and responsive to, the concerns of the neighboring community, Pennrose/Falbo designed and built a new 4-story, state-of-the-art senior citizen residence within the newly restored Allegheny Commons parkland. Dedicated on June 6, 2000, The Allegheny provides 75 affordable senior residences for the former Plaza residents. Inviting park-side and street-side entrances integrate the structure into the neighborhood community. The well-appointed apartments are enhanced by a community room where residents gather for bingo and parties. This affordable housing development underscores the development team's expertise in new construction design and building appropriate for senior citizens. It demonstrates our ability to utilize seamlessly funds from multiple sources, which in this instance included the Urban Redevelopment Authority (URA)-HOME, LIHTC Equity, the Federal Home Loan BANK, and General Partner Equity. The Allegheny continues to be owned, managed, and maintained by Pennrose.
