POSITION TITLE: Maintenance Superintendent
LOCATION: South / Central New Jersey Area
SUPERVISOR: Property Manager
DESCRIPTION:

    Responsible for overseeing all maintenance activities at one site or a portfolio of sites. Improves and standardizes quality of services and products used in the maintenance of properties. Provides technical direction to property associates.  Standardizes diagnostic approaches for troubleshooting and preventive maintenance routines.

    The duties listed below are not meant to be all inclusive, and Pennrose Management Company reserves the right to add, alter, or delete duties, with or without notice:

    • Supervises, trains, and assigns work to maintenance associates, and provides technical assistance when necessary
    • Assists in the selection of maintenance associates.  Provides feedback for performance reviews and recommendations for training
    • Participates in on-call emergency rotation and responds to emergencies as needed
      Prepares and distributes on-call schedule for assigned area(s)
    • Standardizes diagnostic approaches used for common maintenance routines, including preventative maintenance and system troubleshooting
    • Troubleshoots all property systems, and performs or oversees repairs
    • Leads property inspections, including building and alarm systems inspections.  Prepares property for inspections by Real Estate Assessment Center (REAC), Housing Finance Agency (HFA), and other regulatory agencies
    • Inspects vacant units, ensuring turnovers are completed
    • Administers maintenance software program to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance.  Reviews work order logs and sets priorities for work order completion
    • Establishes and implements auditing procedures for maintenance inventory.  Monitors inventory levels while remaining within established budgets.
    • Reviews contracts and makes recommendations for approvals
    • Manages subcontracted service providers and documents work and product quality
    • Directs the removal of snow and ice from sidewalks, walkways, steps, and driveways
    • Facilitates technical training and technical skill development for property associates
    • Attends and completes all required training
    • Provides feedback and recommendations for rehabilitation projects
    • Completes repairs as directed

     

QUALIFICATIONS:

Education/Training

  • High School diploma or equivalent
  • Collegiate degree (including vocational) preferred
  • Refrigerant Transition and Recovery Certification (types I and II) required or obtained within 6 months of start date or March 18, 2010, whichever is later

Experience

  • 3 years maintenance or construction experience
  • 2 or more years experience in a managerial role

Knowledge, Skills, and Abilities

  • Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
  • Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
  • Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
  • Proficiency in plumbing repairs and troubleshooting
  • Demonstrated leadership and management skills
  • Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed
  • Requires ability to read, speak, and comprehend the English language

Additional Requirements

  • Requires the ability to travel (between properties, training, errands, etc.)
  • Valid driver’s license preferred.  This requirement could change depending on the staffing and needs of the property
  • Must pass Pennrose Management Company’s Minimum Competency Maintenance Technical test
  • Requires possession of small hand tools (full set of screw drivers, full set of wrenches, hammer, 18 volt drill, etc.)
