In July 1999, Mr. Henkel began at Pennrose as a development officer, participating in all phases of the development of market-rate and affordable rental and for-sale housing - from project inception through completion. In September 2004, he was promoted to Vice President, Pennrose Properties, LLC. Pennrose Properties, a Philadelphia-based firm that together with its related companies employs over 300 people, is a real estate development company specializing in multi-family housing. Currently active in seven states, Pennrose is one of the nation's largest producers of affordable housing for families and seniors.
As part of Pennrose's real estate development team, Henkel's responsibilities include coordination of all aspects of the development process, including property acquisition, development financing, and land development approvals. Proficient in the creation of pro forma statements of development costs, Henkel is skilled in identifying obstacles that would delay acquisition of funds through many loans and/or grant programs.
Mr. Henkel is expert in all forms of public and private real estate financing and has executed the full array of Pennrose's diverse portfolio of transactions - including affordable housing via low income housing tax credits (LIHTC), historic rehabilitation tax credits (HTC), mixed income multi-family housing via tax-exempt bonds, and public housing replacement leveraging federal HOPE VI grants. In addition, Henkel has executed Pennrose's entry into the student housing development field, completing transactions with Rutgers University and the University of Medicine and Dentistry of New Jersey.
Prior to joining Pennrose, Henkel attended the William E. Simon School of Business Administration at the University of Rochester, where he received a Master of Business Administration degree with concentrations in Finance and Entrepreneurship.
A licensed professional engineer with expertise in the geotechnical and environmental fields, Mr. Henkel holds a Bachelor of Science degree in Civil Engineering from Bucknell University. Henkel spent seven years as a project manager with a New Jersey-based consulting civil and environmental engineering firm. He is a professional engineer licensed in the State of New Jersey (GE39423), and a member of the American Society of Civil Engineers, the National Society of Professional Engineers, the National Brownfields Association, and the Urban Land Institute. He has participated as an engineering and construction volunteer with Habitat for Humanity.
Mr. Henkel and his wife, Allyson, have four children: Ian, Christopher, Peter, and Lucy.
